Step-by-Step: Setting Up Room Finishing Automation for Multi-Storey Residential Projects

Before you start

What the automation actually needs

Room finishing automation reads your model and writes floors, walls and ceilings from the room boundaries it finds. That makes the quality of the output a direct function of the quality of the rooms — so the work that decides whether this succeeds happens before you open the plugin at all.

On a twelve-storey residential block that usually means half a day of tidying and then twenty minutes of generation. Teams that skip the tidying spend the twenty minutes and then two days undoing it.

Three checks, in this order

Every room is bounded and placed. Every room carries the finish parameters your schedule reads. And no two rooms on a level share a number. The first is the one that bites: an unbounded room silently swallows the corridor next to it, and the finish it generates will follow.

Setting up the rules

Map finishes to room types, not to rooms

The temptation on the first run is to assign a finish to each room by hand, because there are only forty of them on the level in front of you. There are forty on each of twelve levels, and the schedule changes twice before handover.

Bind the rule to a room type instead — Bathroom, Kitchen, Circulation — and the level becomes data rather than decisions. A finish change then costs one edit and a regeneration, not four hundred.

Where the rule set should live

Keep it in the project template, not in the project. A rule set that lives in one model is a rule set the next job re-authors from memory, and the differences will not be noticed until two buildings on the same site schedule different skirting.

Running the first storey

Generate one level and read it properly

Run a single level first, and pick the messiest one rather than the cleanest. A typical floor tells you the rules work on the cases you already thought about; the podium level tells you what the rules do with a double-height void, a plant room and a stair core.

What to look at in the output

Section through a wet area and check that the floor finish stops at the correct face. Look at the ceiling in any room with a bulkhead. Then open the schedule and compare the generated areas against the room areas — a finish that is materially larger than its room has picked up a boundary it should not have.

Fix the rule, not the element. Editing the generated finish leaves the rule wrong for the eleven levels still to come.

Rolling it across the building

Batch by level, not by building

Generating twelve levels in one pass works and is a bad idea. A single bad room boundary on level 7 produces a result you have to inspect across the whole model to find, and the undo you reach for takes the eleven good levels with it.

Run level by level, commit as you go, and the blast radius of any mistake is one storey.

Repeated levels are not identical levels

Levels 3 to 10 of a residential block are usually described as typical, and are usually typical apart from the riser that changes at level 6 and the accessible unit on level 8. The automation will happily apply the typical rule to both. Note the exceptions before the run, and check exactly those rooms after it.

What to check afterwards

The handover checks that catch the rest

Three checks catch nearly everything the earlier passes miss. Schedule the finishes by level and look for a level whose totals sit outside the others. Filter for finishes with no host room. And run a clash of finishes against the structural model, which is where a floor build-up that ignores a downstand shows up.

Keep the rule set with the model

Whoever picks this model up in eighteen months needs to know that the finishes were generated rather than drawn, and from what. Export the rule set alongside the model and say so in the BEP. A regenerated finish that silently contradicts a hand-drawn one is the worst outcome available here, and it is entirely avoidable.
